All applicants pass through a screening process

Prior to submitting your application please review the following minimum qualifications:

Income Level

Our minimum income requirement depends on the number of adults in the household as follows:

1-2 Adult Applicant’s: Total Gross monthly income equals 3x the rent
3 Adult Applicant’s: Total Gross monthly income equals 4.5x the rent
4 Adult Applicant’s: Total Gross monthly income equals 6x the rent
5+ Adult Applicant’s: Total Gross monthly income equals 7.5x the rent

Employment History

We must be able to verify two years employment history. Applicant must supply 2 months of pay stubs. If you are self-employed we need tax returns for the past 2 years.

Credit History

To determine satisfactory creditworthiness we run a report through a credit report agency. At least one applicant must have a credit score above 600. Applicant must NOT have a bankruptcy, landlord collection or outstanding judgment within last 5yrs.

Rental History

We will verify your past and current rental history. Must provide two years of good, verifiable residence history. Applicant must NOT have an eviction within last 5 years.

Criminal History

A criminal background check will be conducted for each applicant and occupant age 18 years or more. The application will be denied for any of the following criminal convictions within the timeframe identified below, regardless of the applicant’s age at the time the offense was committed. All records are evaluated from the date of disposition.

We do not rent to sex offenders
No applicant convicted of the following felony crimes within the previous ten (10) years will be accepted for residency: Any crime against a person or property, drug related, burglary, arson, domestic violence, murder, or any crime of a violent nature.
Felony DUI within five (5) years
No applicant convicted of the following misdemeanor crimes within the previous three (3) years will be accepted for residency: Any crime against a person or property, drug related, burglary, arson, domestic violence, murder, or any crime of a violent nature.

Crimes in one of the above categories that occurred prior to the time frame, will be reviewed on an individual basis, based on the nature and severity of an individual’s conviction and amount of time that has passed since. Acceptance will be at the discretion of the Manager.

Pets

Policies on pets vary according to the homeowner. Breeds of dogs not accepted at any of our properties include; Pit Bull, Staffordshire Terrier, Doberman, Rottweiler, and Chow. Full or Mixed. We charge a $250 non refundable pet fee for all normal pet situations. Service animals are not considered “pets”.

Smoking

We do not allow smoking inside any of our homes.

Occupancy Standard

We follow the suggested occupancy standard of two people per bedroom. In excess of that are grounds for denial.

*ONCE APPROVED, THE $500.00 HOLDING/EARNEST DEPOSIT AND $195.00 ADMIN FEE WILL BE DUE IN ORDER TO TAKE THE HOME OFF THE MARKET AND HOLD IT FOR YOU UNTIL THE MOVE-IN DATE.

These items must be submitted to our office BEFORE the application will be processed. Applications are not considered complete until all information is received.

Application Fee

Once you’ve submitted your application the credit and background screening are instantly completed, therefore your Application Fee is 100% NON REFUNDABLE.
